Choose a letting agent

Property management
Choose our property management service and benefit from an increased level of confidence. You will enjoy the services of a dedicated Pinkerton Murray Property Manager who will look after any day-to-day issues that may arise. We will also ensure that the property is fully compliant with all safety regulations. (eg Gas Safety, Electrical Safety, Furniture and Furnishings Acts), look after any maintenance and will collect monthly rent on your behalf.
Step 5
Get your property looking great
Now is the time to spruce up your property in preparation for viewings by potential tenants. A well presented, clean and tidy property will create a good first impression. Whether it’s a lick of paint on the front door, tidying the garden or getting round to the niggling DIY jobs that need attention, it’s worthwhile getting things shipshape to encourage quality tenants.
Step 6
Carry out an inventory
You will need a complete professional inventory carried out before you let your property. An inventory documents the contents and the condition of the property. Pinkerton Murray will carry this out on your behalf. Without a good inventory or schedule of condition, it is difficult to assess and justify any deductions for damage from the tenant's deposit at the end of the tenancy.
Step 7
Generate interest
Speak to your letting agent about the different tools that they will use to promote your property. At Pinkerton Murray, all our properties are promoted with full colour brochures which are available in our offices and also can be downloaded from our website. Your property will be featured on our website which includes an in-depth description of the property and professional quality interior and exterior photography. Other tools we will utilise to promote your property are:- editorial in local property publications, advertising in property supplements, distinctive boards, email to our database of suitable tenants and corporate clients, SMS alerts and much much more.
Step 8
Encourage viewings
Encouraging viewers to come and experience your property for themselves is an important step in the process to a successful let. We carry out viewings at convenient times for both landlords and tenants – often evenings and weekends are the most popular times. We are happy to conduct viewings unaccompanied - in our experience this is the preferred option for both landlords and tenants.
Step 9
Receiving an offer
When a tenant makes an offer on your property a good letting agent will contact you verbally.
Step 10
Offer agreed
Once you agree to accept an offer we will:-
- Collate references from tenant referees
- Arrange signing of the tenancy agreement
- Collect moving-in payment (rent plus deposit)
- Set up Direct Debit Mandate for monthly rent collection
- Carry out check-in and inventory
Step 11
Completion
At completion stage we will release keys to the tenant. If you have decided to rent a managed property, then we will provide you with the contact details for your Property Manager who you should use as a main point of contact. If you have opted to manage the property yourself then we will give you the tenant contact details instead.
